Responsibilities of a Property Manager

Tenant Selection

To ensure you gain the best possible tenants our rigorous selection process fully investigates the past and current employment details, rental history, financial and identification details of applicants.

Inspections

Prior to a tenant moving in we rigorously assess your property and provide a detailed report of its condition. General inspections are then conducted up to three times a year. An inspection report advises you of the state of your property, how well the tenant is maintaining it and what repairs are required. Dependent on your requirements photographic records can also be maintained provided the tenant agrees to photos being taken. We can also arrange annual building and pest inspections on your behalf.

Payments

Tenants are required to pay by direct debit and our office has a ” No Arrears ” policy . Through our management software we gain immediate notification of overdue amounts and act quickly to ensure payment. In the event your tenant falls into arrears we issue arrears letters, make phone calls, call into the property and issue terminations when required.

Disputes

Disputes with tenants are uncommon and are generally expediently resolved by our property management team. Should a satisfactory result not be gained through negotiation the Property Manager applies for a Consumer, QCAT Tribunal hearing, at which we are able to prepare a case to represent the landlord’s interests.

RESIDENTIAL PROPERTY MANAGER

will cover the housing of rented properties, for example apartment buildings or family homes. Some countries will need the property manager to have a licensing especially when it comes to handling negotiating the lease agreements, the marketing of the property and the rent money.

Responsible for Tenants

One of the main responsibilities of the property manager is to manage tenants. They are involved in all capacities, from finding the tenants and dealing with complaints to initiating evictions.

Finding Tenants

property managers are responsible for marketing the property to fill vacancies. They know where to advertise and what to include in their ads. They also understand what attracts tenants, so they can suggest making cosmetic improvements to help makeover the property.

Screening Tenant

they are responsible for sorting through the prospective tenant applications to find the tenant that is the best fit for your property. They have a consistent screening process, including running employment checks and checks using TICA. Experienced property managers have seen hundreds, even thousands, of tenants, therefore have the experience in screening new tenants, have a longer tenancy and create fewer problems.

Handling Leases

they are responsible for setting the length of the lease and making sure it has all the necessary provisions to protect the owner. This includes determining the amount of Bond required.

Handling Complaints/Emergencies

they are paid to deal with maintenance requests, noise complaints and have the necessary contacts to handle emergency situations.

Handling Move Outs

when a tenant moves out, the manager is responsible for inspecting the unit, checking for damages and determining what portion of the Bond deposit will be returned to the tenant. arrange the repair of any damages and finding a new tenant.

Dealing with Evictions

when a tenant does not pay rent or otherwise breaches the terms of a lease, the property manager understands the proper way to file and move forward with an eviction.

RESPONSIBLE FOR RENT

Property managers are responsible for setting the initial rent level, collecting rent from tenants and adjusting the rent.

Setting Rent

the property manager knows how to set the right rent level to attract tenants to your property. They have an understanding of the market where the property is located and have looked at comparable properties in the area.

Collecting Rent

they play the role of the enforcer. They ensure optimal cash flow by setting a date to collect rent each month and strictly enforcing late fees.

Property managers are responsible for the physical management of the property, including regular maintenance and emergency repairs

Maintenance

they are in charge of performing preventative property maintenance with the agreement of the owner to keep the property functioning in top condition. For example, they arrange the annual Pest inspection and Smoke alarm checks when new tenants move in. This maintenance aims to keep current tenants happy and attract new tenants.

Repairs

when there is an issue, the property manager attend to it themselves or arranges someone to attend to it. They often have a large network of reliable plumbers, electricians, carpenters and other contractors.
